Did you know that there are brand new homes that are move-in ready?  That’s right, you can receive all the same benefits and incentives of a new construction home, with only the approximate 30 day closing time frame of a resale home.

We can assist you in locating move-in ready homes that may never get listed with the local MLS (Multiple Listing Service).  We’ll utilize our contacts and resources to keep you informed of available bargains and golden opportunities.

When choosing to build from the ground up, you have the benefit of selecting the floor plan and features that best fit your lifestyle.  You also get to choose the options that reflect your personal taste, from a variety of paint colors, flooring, appliances to structural upgrades (e.g. balcony, covered patio, etc.). During construction of the home, you have the opportunity to be present during each phase.  These phases can include breaking ground, framing, dry wall and the final walk-thru.   While build times can vary, on average, you can expect to close in approximately 4 – 6 months on your new home.

Buyers can take advantage of home builder incentives.  Perks can include closing cost assistance, appliance packages and/or upgrades.  These incentives can increase during certain times of the year.  We can help you learn the current incentives with each builder and how you can maximize these benefits.

Many new homes are built with a higher level of energy efficiency that can result in amazing savings on monthly utility bills.  It goes well beyond double pane windows.  From 2 x 6 construction, solar panels to green technology, today’s standards have set a new bar that lean towards better energy performance and the reduction of your carbon footprint.  Today, new construction homes are more energy efficient and far less expensive to operate. When it comes time to sell the home, an energy efficient home is generally worth more than an older property that does not have similar energy saving features.  Even if your time in the home is for about five years, the savings add up quickly.  Over time, the savings can result in thousands of dollars in savings.
In most cases, Rio Rancho builders offer buyers a warranty with the purchase of a new home.  A popular warranty is the 2-10 Builder’s Warranty.  It’s an insurance-backed structural warranty approved by the department of HUD (Housing and Urban Development). In addition to the 2-10 Builder’s Warranty, home builders generally offer a one to year bumper-to-bumper warranty on workmanship.  When you take the leap to build your own home, you can have peace of mind knowing that once you move in, your leap is not without a safety net.
